Subdivision Development:
Landmark Title Assurance Agency's Builder Services Tucson and Green Valley offices, are the focal point for builders and developers in Pima County’s homebuilding markets. The experienced staff makes the project approval process easier and more expedient for the builder.
Acquisition and Development Services:
Landmark Title Assurance Agency works with your team in examining and proposing solutions to title related issues such as:
- “Blanket Floating” or otherwise undefined or un-located easements.
- Implied or actual rights of surface entry for the development of existing oil or mineral rights
- Easements of record which, may based on their location or use, impair or otherwise limit the proposed development.
Our Builder Services Department provides coordination of research and acquisition of your property. We will provide you and your engineer title reports, copies of recorded easements, and other related documents such as:
- Property Ownership Information.
- Ownership addresses and mailing labels.
- Assessor’ property tax information.
- Assessor parcel maps and tax parcel numbers.
Pre-Development Services:
Complete review of the proposed development from inception through completion of the exit strategy.
A thorough exam of the status of title on a proposed project is the first step in mapping out the nature of the transaction and establishing the final goal. By focusing on that goal, Title Security Agency can be an active participant in developing the project through every phase. By knowing what is required at each juncture, and remaining steadfast in the pursuit of success, we can be a key factor in the timely delivery of your project.
Construction and Development Loan Services:
- Provide the above referenced preliminary report.
- Provide recorded document copies (referenced in the title report) as may be required by your lender.
- Consult with you and your lender to resolve any title insurance issues or needs raised by your lender.
- Review, record and insure the construction loan documents as required by your lender.
Department of Real Estate Public Report Processing:
- Issuance of title reports and copies of recorded documents for your engineer and Arizona Department of Real Estate.
- Review of subdivision plats and restrictions for title insurability.
- Preparation of the Arizona Department of Real Estate Subdivision Application, Petition for Conditional Sales Exemption, Commissioner’s Public Report, and securing supportive documentation required by the Department of Real Estate.
- Subdivision Financial Assurance Agreement that comply with ADRE Commissioner’s Rule R4-28-A1211. Coordinate transaction closings. Liaison with Landmark Title Assurance Agency, your engineer, attorney and lender relating to subdivision issues.
- Homebuyer information books containing copies of the Arizona Department of Real Estate Public Report, recorded Declaration of Restrictions, Homeowners Association Articles of Incorporation and Bylaws.
The Builder Services Department is also responsible for the coordination of the services of our escrow branch offices, your lender, and yourself to insure prompt and professional escrow service for Acquisition and Development Loans, Construction Loans, and Sale Escrow Transactions.
